clock. We literally have investors who prefer
not to be called until late in the evening
or even in the middle of the night. We do
it. Weekends? No problem. We attempt to make
your relationship with us as convenient as
possible. Seven-days-a-week if necessary.
Likewise, we work diligently to protect you in
your investments. Because investments made through
a mortgage broker are not guaranteed to perform,
nor are they insured by any outside agency such
as the FDIC, we understand how important it is
to help you thoroughly evaluate your risk in each
investment opportunity we present. In fact, we've
even helped with projects that come to our investors
through other companies - free of charge.
As part of our policy and investor protection protocol,
we always set up Trust Deed and Private mortgage
loans directly in the name of the investor - according
to the percentage of ownership you hold in the
deed. We never touch your money. Your funds stay
in your control until placed directly into escrow
at funding. We also set up a third-party escrow-based
collection account for the monthly collection of
payments related to your loan. This creates one
more level of security for your investment. Likewise,
just as if it were our own money, we stay very
close to your investment, making sure that everything
is moving accurately and profitably for you.
Development and Construction:
Although many funding entities today do not like
development and construction loans, we actually
have found them to be some of the most reliable
sources of high-yield returns that we can offer
our investors.
In the event of development or construction loans,
we use third-party, licensed builder control oversight
companies to maintain each step of the construction
process, releasing funds in draws after all accounting
and inspections have been approved by the control
agent.
What we want for YOU:
Very simply, it is our goal to find the best loans
for you. We pre-qualify the borrowers, we do initial
due-diligence (to be partnered with your own),
match the project to your profile, and send you
an investment summary.
Because we work with so many investors, we must
attempt to keep everyone "fed" with opportunities
to invest. Therefore, we typically send a loan
summary to 1-3 investors at a time. So, if you
are interested in a project, especially if you
want to fund it in its entirety, then a quick response
regarding your interest is critical.
Once you've chosen to fund an investment, we assign
that investment to you, and we no longer "market" the
opportunity. You are never obligated to fund a
project - and can even pull out up to the day of
funding escrow. However, such behavior should be
rational and justifiable, or receipt of future
investment opportunities could be jeopardized.
Something we want to iterate and reiterate:
All escrow charges, fees, servicing etcetera are
paid by the borrowers. Our investors pay no part
of the fees, unless they choose to for some reason.
Once you have funded a loan, we also continue our
service. In the event of a late payment, we work
with the escrow company to get your payment and
all late charges collected. Additionally, in the
rare event of default, we will work beside you
and the escrow trustee to facilitate the legal
process until the borrower either reconciles the
issue or the property goes to foreclosure auction.
In the event a property reverts to you, due to
a lack of sale at auction, we will work with real
estate agents to get the property sold on your
behalf for the highest possible return on your
investment. Our fees come out at the end, and won't
cost you anything if for some reason a property
does not return at least your initial investment.
Other services we offer at no charge to our investor:
Loan extensions:
When a loan has come due and the borrower requests
an extension, it is important that new information
be compiled on the property. As such, we will:
a) check property records for new liens
b) modify and file documents to reflect new terms
c) confirm updated title insurance
d) confirm current/updated fire/hazard insurance
e) complete extension paperwork
f) set up escrow payment collections
g) service the loan
Construction oversight:
On all construction/development loans, prior to
the release of any draw, we will always work with
the builder's control agent to verify that all
building inspections were passed by the county,
check for new potential mechanics liens, verify
that all payments to you are current, all work
has been visually inspected and to snap progress
photos.
We also require that the improvements be measured
to confirm proper square footage, that all unpaid
bills related to the project be reported, and that
we have a copy of any permit sign-off cards.

We personally stand behind all work performed on
every investment orchestrated by us unless altered,
modified, extended or changed by someone other
than us. Investing does carry certain risks. No
Private loan consultancy can possibly guarantee
your investments against depression, earthquake,
war, flood, natural disasters, and other acts of
God, as well as items not covered by title or fire
insurance. In other words, we will continue to
stand behind every aspect of OUR work the best
we can.
Additionally, we promise that we will work diligently
to assist in the process of re-selling any property
or asset that any private lender of ours may ever
have to take back in an occasional default until
that property is sold. It is our goal that you
should rarely have to spend any money on a loan,
including those few that may go bad, however there
are times when it is necessary. Understanding this,
The Equity Experts will do our best to minimize
any costs to our investors at all levels of the
investment process, but cannot be financially responsible
for any part of an investment.
